Property(including any improvements):
Being Lot 6, Block 3, Valley View Estates No. 2, an Addition to the City of Fanners Branch, Dallas
County, Texas, according to the map or plat recorded in Volume 21, Page 239, of the Map Records of
Dallas County, Texas together with all buildings, fixtures, and other real property improvements located
on said real property; and the benefits and appurtenances on or appertaining to said real property and
improvements.
Reservations from Conveyance: None
Exceptions to Conveyance and Warranty: This conveyance is made by the Grantor and made subject
to the following(the Permitted Exceptions):
1. Taxes for the year 2014 and subsequent years.
2. Liens, easements, rights-of-way, and prescriptive rights, whether of record or not; all presently
recorded restrictions, reservations, covenants, conditions, oil and gas leases, mineral severances,
and other instruments, including liens and conveyances that affect the property leases and rights
of parties in possession,Homeowners and/or Condominium Association Dues,rights of adjoining
owners in any walls and fences situated on a common boundary; any discrepancies, conflicts, or
shortages in area or boundary lines,; any encroachments or overlapping of improvements; all
matters on the ground that a true and correct survey would reveal; all zoning laws, regulations
and ordinances of municipal and/or other governmental authorities, if any; and subsequent

assessments for the year 2014 and prior years due to change in land usage, ownership, or both,
the payment of which Grantee assumes.
Grantor, for the Consideration and subject to the Reservations from Conveyance and the
Exceptions to Conveyance and Warranty,grants, sells,and conveys to Grantee the Property,together with
all and singular the rights and appurtenances thereto in any way belonging, to have and to hold it to
Grantee and Grantee's successors and assigns forever. Grantor binds Grantor and Grantor successors and/
or assigns to WARRANT AND FOREVER DEFEND all and singular the Property to Grantee and
Grantee's successors and assigns against every person whomsoever lawfully claiming or to claim the
same or any part thereof when the claim is by,through, or under Grantor but not otherwise. By signatory
below, Grantee acknowledges that Grantee is accepting this Deed without a title search of the Official
Public Records of Dallas County, Texas, a tax search of the public records, and a general search of the
County Clerk's public records of Dallas County,Texas.
This conveyance is intended to include any property interests obtained by after-acquired title.
When the context requires, singular nouns and pronouns include the plural.
Signed on the date of the acknowledgments below,but effective as of the Effective Date set forth
above.
